Developing on its success in Milton Keynes

Developing on its success in Milton Keynes

15th October 2018

Over the past 12 months, regional developer Hampton Brook’s success in creating and delivering development schemes has continued unabated, boosting investment in the region and supporting economic growth.  In the last 12 months Hampton Brook has developed a 30,000 sq ft bespoke HQ warehouse to facilitate further inward investment into Milton Keynes and is now on-site building two further warehouse units at Knowlhill, one of which is already pre let.

The company has successfully delivered a new 30,000 sq ft headquarter building for the American owned company Reiser.  The new facility on Maidstone Road in Kingston has been constructed for the leading food industry supplier of equipment in the processing and packaging sector, as its new UK and distribution headquarters.

The completed building has been handed over to Richard Watson, the Managing Director of Reiser, who said: “We were delighted to be able to work with Hampton Brook to provide our much needed expansion space within Milton Keynes.  As part of the build process, Hampton Brook undertook a complex fit-out package to include machine testing and customer demonstration areas, which was a key driver behind our reasons to relocate. Hampton Brook took on board the unique nature of our requests and delivered an excellent building. .”

Ian Jackson, Development Director of Hampton Brook, added: “Milton Keynes is a first class location, with a strong economy and skilled workforce, and like other centres in the region, there is a shortage of quality built stock.  With other competing locations across the UK looking to attract inward investment, we are excited that through our ability to deliver a bespoke facility for Reiser, we have been able to retain yet another international firm in Milton Keynes.”

The ground has also just been broken at Velocity; a new 48,000 sq ft HQ warehouse scheme on a 2.7 acre site on Roebuck Way, Knowlhill in Milton Keynes, which Hampton Brook are funding in its entirety.  The largest of the two buildings, comprising some 25,500 sq ft, has already been pre-let to broadbandbuyer.com; a IT supply and distribution company - already based in Milton Keynes - which has experienced considerable growth.

Oliver Essame, Managing Director of broadbandbuyer said: “We are delighted to have secured this high quality headquarters warehouse and office; working with Hampton Brook has allowed us to protect the future and growth of the company within Milton Keynes.”

Pam Gosal, Head of Economy and Culture at Milton Keynes Council, added: “There are so many great businesses in Milton Keynes that support the economic growth of the City through employment.  It is therefore great news that Hampton Brook has secured the future investment of two fast growing companies within Milton Keynes.”

The speculative construction the second phase of the scheme.  Unit Two Velocity occupies a self-contained site of 1.43 acres and is being constructed to provide some 22,538 sq ft of high specification accommodation.  It is available on a leasehold basis through the appointed marketing agents are Kirkby & Diamond and Louch Shacklock on a leasehold basis.

“We are speculatively constructing the second phase to meet the demand from businesses looking for a brand new headquarters warehouse in an excellent location.  We have already been pleasantly pleased with the initial interest from the wider market, which goes to show the lack of opportunities for new state-of-the-art facilities”; said Ian Jackson of Hampton Brook.

One of the fundamental attractions of Milton Keynes for international businesses is the City’s proximity to London Luton Airport.  And with the continued expansion and investment into Airport, Hampton Brook has made the incisive decision to purchase the former Monarch Airlines office headquarters building on Percival Way - forming part of the operational aviation site.  The 70,000 sq ft three-storey property was built by the former airline company in 1990.

An extensive modernisation and refurbishment of the facility is to commence requiring significant investment.  This will deliver Grade A accommodation and substantial car parking allocation of over 200 vehicles, which will attract a high calibre occupier, keen to take advantage of the development taking place on the Airport.

Hampton Brook’s emphasis on delivering premium quality buildings and its understanding of occupier’s build and fit out requirements inextricably links its continued success within the region.  And with exciting opportunities coming to the fore, the company looks set to continue to provide occupiers with bespoke property solutions.
