Major pre-let of headquarter offices agreed at Luton Airport

15th November 2019

Developer and investor Hampton Brook has announced its first letting at the former Monarch HQ to London Luton Airport Operations Limited (LLAOL), who operate and manage London Luton Airport.

The company has agreed to lease the second floor, comprising 12,155 sq ft of premium office accommodation for what will be their new headquarters, consolidating its existing multi-site operations on the Airport.

The pre-let follows the recent commitment by Hampton Brook to invest over £10 million in refurbishing the 36,000 sq ft property. Work is continuing on the works to deliver the Grade A accommodation, which boasts both excellent energy efficient features and car parking ratios, together with a bespoke fit-out programme for LLAOL. Practical completion is scheduled for late this year.

Announcing the deal, Matthew Connor, Development Director of Hampton Brook, said: “To have secured such a high profile occupier as our first pre-let is an excellent result that endorses our strategy; to deliver high quality office accommodation at the Airport that focuses on the changing occupational needs of forward-thinking organisations such as LLAOL.”

“We undertook this comprehensive refurbishment because we were confident of strong demand for Grade A office space in this location. The airport’s decision to relocate here illustrates our approach was the right one.”

Commenting on the company’s relocation, Alberto Martin, CEO of London Luton Airport “Following our successful terminal transformation, our new headquarters will provide the perfect base for our people as they continue to deliver improvements to our customers. It brings together a number of teams currently working across the airport estate and will enable greater collaboration across the organisation in a modern, professional, purpose built office space”.

London Luton Airport has recently announced a partnership with Abellio, the new operator of East Midlands Railway, to bring an express train service to the Airport.  The service, which will launch in December 2020 and operate from London St Pancras once every half an hour, will cut journey times to the Airport from central London.  In addition, work is underway on a £225 million light rail system linking the Airport with Luton Airport Parkway station and is anticipated to be completed by 2021.

Strong interest in the building continues to be shown from other high calibre occupiers keen to take advantage of both the sustainable features the building has to offer and the wider transport improvements taking place at the Airport.  Further information on the leasehold opportunities are available through the appointed letting agent Kirkby Diamond - Telephone: 01582 738866.
